Undefined border urban areas are places without properties; these non-places possess neither hospitableness nor concentration points. Different city functions mix in these not-so-pleasant areas: residential agglomerations, infrastructural remains and industrial buildings live side by side.

The suburb of Borovje in Zagreb is unlikely to be visited by anyone with no business there. The residential buildings, varying from Kincl’s respectable and award-winning building to the mass of anonymous, nastily-designed and meretriciously-appealing houses in the immediate neighbourhood of the heating plant and its towering chimney, do not create an environment with even minimal attractive urban properties.
